The existing building structure\u2014comprising a concrete basement and first floor, with brick masonry construction on the second and third floors\u2014is located in a designated remodeling zone, making it eligible for floor area ratio (FAR) incentives and allowing for the addition of two extra floors due to its high structural integrity. Using the same brick material as the main exterior, the double-skin facade achieves material consistency while reducing solar heat gain through shading. To maintain an appropriate level of openness for interior users, the double-skin design incorporates substantial porosity.
